Real Estate Agents in Puyallup Washington – Housing Market Update For January 2016 – By Alain Picard

The Puyallup Real Estate Market kicked off the start of 2016 with a little more enthusiasm and a little less homes than it did last January. The only number that was down compared to the same time last year was the number of new listings. This January, the Puyallup real estate market had only about a two and a half month supply of listings. The low supply of listings has been the topic of conversation across many Northwest real estate markets for a while now. Most experts say that a four to six month supply of listings indicates a balanced market. This same time last year there was a little more than a four month supply of listings on the market in Puyallup. For the month of January, there were about 162 new listings added to the Puyallup real estate market. That number of new listings is about a 42% increase compared to the month prior and about a 19.5% decrease compared to the same time last year. The average listing price of homes for sale in Puyallup this January was about $303,352.00. That number is about a 4.25% increase compared to the month prior and about a 6.5% increase compared to the same time last year. There were about 189 pending home sales in Puyallup which was an increase of about 2% compared to the month prior and an increase of about 22% year over year. There were about 136 homes sold in Puyallup which was a decrease of about 29% compared to the month prior and an increase of about 17.25% year over year. The average sales price of homes sold in Puyallup this January was about $277,314.00 which was a decrease of about 6.5% compared to the month prior and an increase of about 6% year over year. With the number of new listings coming on the market being lower once again, and the number of pending home sales being higher once again, it is very likely that we will continue to see a shortage of available homes out there for buyers. It is still a little too early to tell, but we should have a pretty good idea of what 2016 is going to look like in the next couple of months. I am still guessing that we will see an increase of homes for sale around March/April of this year.
